Studio Guide:

When you book your session at Sundown Rose, you will receive a confirmation email. The day before your session, you will receive a 4 digit door code that will give you access to the studio.

Sundown Rose is located in the heart of Bay View, within the Hide House Creative Complex. The studio is located in Building 10, the building directly attached to the parking lot, not the main Hide House building across the street. I am located on the third floor in suite 311.

There is an elevator key in the entryway table that you can use if needed. Please let Morgan know if you plan to use the elevator, so she can send you information on usage as it is old and jams very easily.

Upon departure, please place everything back in the original location, put trash in
garbage can (please take large amounts/stinky trash to the dumpster outside in the parking lot), and turn off the lights.The door should lock automatically behind you. If it doesn't lock automatically, please let Morgan know and she can lock it remotely.

policies -

Prep and cleanup are included in your reserved time slot. Please be aware of this when you book your sessions. A $50 fee will be charged if you go over your time slot. If you have a delay, please text or email me and we will go forward as needed.

Clean up after yourself and your clients. Please throw away garbage, vacuum or sweep if necessary, etc. There are cleaning supplies in the back room behind the curtain and in the pink locker. If you rearrange any furniture, please put back how it was originally found.

Please do not remove any items from the studio. If any items are discovered missing during your allocated time, I will check the studio's recorded footage and, if needed, hold you responsible for the cost of replacing the missing items. If damage occurs to the studio or any of the items in the studio during your time slot, additional fees will be charged.

The studio is under recorded video and audio surveillance at all times. Being present at your rented time slot, you are consenting to both the video and audio recording during your allotted time. There is a designated changing area that can be utilized by your clients. Renter and their guests are under notice there is no expectation of privacy in the premises outside of the designated changing area.

Food and drink are allowed in the studio, but please clean up after yourself and do not take it on the furniture.
No smoking or drugs are permitted.
No pets allowed unless discussed prior to booking and Morgan allows it.
No open flames, candles, confetti, glitter, or smoke bombs allowed.
Workshops or large styled events must be approved beforehand. Please email me with the details before booking.

Liability -

This agreement releases Owner from all liability relating to physical injuries and/or injury to Renter’s equipment that may occur during any future rental period agreed upon between Owner and Renter. Renter agrees to hold Owner entirely free from any liability, including financial responsibility for injuries incurred, regardless of whether injuries are caused by negligence. Renter will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Owner may incur as a consequence of the actions of Renter or any of Renter’s guests while Renter is in control of the premises and shall indemnify and hold harmless the Owner against any and all legal actions which may arise from Renter’s use of the premises.

property -

Renter agrees to maintain the premises, furniture and all equipment within the space in as good a condition as they were at the beginning of the term. They agree to dispose of all trash in the provided trash cans and clean up any messes that occur during their rental period. If you fill the trash during your session or throw away garbage that might cause a bad odor in the studio, we just ask that you dispose of the trash in the dumpsters located in the parking lot. If the studio is not left in good condition (i.e. trash thrown away, props placed back in original locations, and messes cleaned up) and/or the Renter is late leaving the premises, they will be subject to a minimum fee of $50 and may be denied future bookings. 

Cancellation Policy:

All deposits are non-refundable. No exceptions. Rescheduling your time slot will be based on studio availability. There will be no refunds on unused time. SUNDOWN ROSE RESERVES THE RIGHT TO CANCEL ANY BOOKINGS AT THEIR DISCRETION. In the event this happens, refunds will be given.
